Maintenance Request

If you have any maintenance issues or housing concerns, please fill out our maintenance request form and we will reply to you as soon as possible to schedule a service visit to make the needed repairs. If it is after office hours and a repair or issue can not wait until the next day, please call our maintenance supervisor Earl directly on his cell at 740-590-6656. If voice mail is reached, please leave a detailed description of the situation. Feel free to also call our office at 740-590-2311 to discuss the matter over the phone.

PAY RENT

We collect rent in quarterly installments that are due on the following dates of your lease year: May 1st, August 1st, November 1st & February 1st. We allow a 3 day grace period. After that a 10% late fee will be charged. You can send your rent check to: Sabel Rentals / 50 Ohio Ave. / Athens, Ohio, 45701. 
Or you can deliver your rent in person by coming to the Sabel Rentals home office located at 50 Ohio Ave., also in Athens, Ohio.

Moving In: a checklist

  • Contact us and let us know if you will be residing in the house during the Summer months.  If not, we will arrange a time with you to pick up your keys at our home office.
  • Call all utility companies, especially A.E.P. for electric, to establish an account in your name for service to begin the Monday after graduation.  You will be responsible for utility bills even if you do not occupy the unit during the Summer.
  • Let us know if you plan to do the lawn care yourselves or if you'd like our grounds crew to do it for a set charge. 
  • Upon moving into the house, ​point out any concerns you would like attended to so we can address them as quickly as possible.

Utility Information
Contact the following utilities to establish new service in your name to begin the Monday after graduation.  Below you will find the websites and telephone numbers for most utilities that are needed.
  • ELECTRICITY — American Electric Power, 800-277-2177

  • CABLE/INTERNET — Spectrum
  • ​TELEPHONE — Verizon, 800-483-4000
  • WATER/TRASH/SEWER — City of Athens, 740-592-3347
    You do not need to contact anyone. The water/trash/sewer bill will be sent each month to the house for the current occupants. You pay your bill by  delivering a check to the water office in the City Hall Building on Washington Street.​

Moving out: some reminders.

The following is a list of reminders to help you fulfill your rental obligation of leaving your unit in a clean and undamaged condition and make your move out go as smoothly as possible.
  • Put all trash and unwanted items at curbside for pickup. Check with the Water Department for extra trash charges.
  • Make sure the house is clean and all floors are swept, mopped, and/or vacuumed.
  • Remove ALL debris and personal belongings. All furniture and personal belongings must be removed from the property no later than the last day of your lease term.  Any items left after will be assumed trash and there will be a fee for discarding them. If you would like to donate furniture, call ReUse Industries 740-594-5103 and they will pick it up for free.
  • Clean and remove all food from the refrigerator and freezer and leave plugged in.
  • Clean the stove and oven. Cleaning the stove and oven requires using proper oven cleaning solutions and scrubbing pads.
  • Clean and tidy basement/laundry area.
  • Be sure the grounds and lawn are trimmed and free of debris.
  • Upon leaving, please be sure to fully secure the house by locking all windows and doors.
  • Return your house keys by dropping them off in our mail slot at our home office located at 50 Ohio Ave. in Athens.  Put your keys in an envelope with your name on it and make sure to include your forwarding address so we know where to send your security deposit. There will be a $15.00 charge for each key not returned. $50.00 will be charged to change the lock.​
  • Sabel Rentals will not be responsible for any items left in the house after your lease term is over.

House Care & Responsibilities

Caring for your rental house while you study at Ohio University
​We want to make sure your housing experience with us goes as smoothly as possible throughout the year. The following are a few helpful reminders and pointers on how to help avoid any maintenance problems that could temporarily interfere with your living situation.
  • If you have a sump pump in the basement, make sure it is free of debris.
  • DO NOT store anything within 6 feet of the water heater and furnace. It is a fire hazard.
  • If you have a dehumidifier in your basement it should be set on "Normal" in order to take care of excessive moisture. It will automatically turn off when the appropriate humidity level is reached.
  • Make sure to empty dryer sheets from clothes dryer on a regular basis, preferably after every cycle. Failure to do so is a major fire hazard. Also do not leave wet clothes on basement floor because it will cause mildew.
  • To prevent mildew in the bathroom, make sure to turn on the bathroom vent or keep a window in the bathroom open when possible.
  • Trash should be taken to the curbside the night before or early in the morning of your scheduled neighborhood trash pick-up day.
  • Mowing and yard care is your responsibility. We offer sub-contracting lawn care if you choose and deduct the charges at the end of the year from your deposit. Keep in mind that if you decide to mow yourself you are also responsible for weeding around the house and trimming bushes where applicable. Contact us for rates on lawn services. If the grass is 8" or more the City's Code Enforcement will issue a citation that you will be responsible for paying.
  • If you lock yourself out of your room or house, the service charge will be $40 to send someone over. 
  • Absolutely NO ONE is allowed to be on the roof of your house at anytime. This is a major safety concern for our tenants and to prevent any damages to the roof. You will be charged for a new roof and Sabel Rentals will not be responsible for any injury incurred.
